Important Information:

• • With the exception of specifically designated smoking areas, the Beach Villa campus is NON-SMOKING.
  • All units (except Penthouse Suite & Oceanfront Condo) are offered fresh towels and light housekeeping daily.
  • 2-night minimum stay during Peak and Off-Peak Seasons. (1-night stay - If available add $10.00 to rates)
  • During PEAK Season, our 4 largest suites are rented "by the week" only and are "Saturday to Saturday" except Oceanfront Condo which is "Sunday to Sunday".
  • Please note:  Pets are ONLY allowed during specific dates.  Please see Pet Policy below.

Deposits:

• • 30% deposit required for all units.
  • Return guests (5 nights or longer) are able to reserve same suite and days for following season with a $100 down payment as early as checkout, with remainder of 30% deposit due by December 1st.

Cancellation Policy:

• • 60-day cancellation notice required for Penthouse Suite, Grand Victorian Condo and Owner's Suites to receive deposit (minus a $100.00 cancellation fee).
  • All other 2 & 3-bedroom suites (requirement for to receive deposit - minus a $100.00 cancellation fee)
    • Peak/Off-Peak: 30-day cancellation notice
    • Value Season: 14-day cancellation notice
  • Villa Suites (requirement to receive deposit minus a $50.00 cancellation fee).
    • Peak/Off-Peak: 14-day cancellation notice
    • Value Season: 7-day cancellation notice
  • Failure to comply with cancellation policy will result in no refund on deposit.

Check-in and check-out times:

• • Penthouse Suite & Grand Victorian Condo:
    • Check-in: 4pm
    • Check-out: 11am
  • All Other Suites:
    • Check-in:  3pm
    • Check-out: 10am
  • Early Parking prior to Check-in & Late Parking following Check-Out is welcomed contingent on availability with guest restroom/changing room available during those times.

Parking:

• • (1) One parking space per Suite.
  • (2) Two parking spaces for the following larger Suites: 10 (M3), 15 (M5), 17 (M7), Owner's Suites (8&9).  (2nd space is located in secondary lot).
  • Up to (3) Three parking spaces for Penthouse Suite - Private driveway - cars parked back-to-back.
  • If an additional parking space is needed - rate is $15/night and subject to limited availability.  We suggest pre-booking additional spot.  Additional parking options are available in town's Municipal Parking Lot and Saco Park n Ride if needed.
  • Oversized vehicles may be directed to our secondary lot featuring larger parking spaces.

Smoking Policy:

• • In an effort to accommodate everyone's enjoyment here at the Beach Villa as well as to comply with Maine smoking regulations, we ask that you follow our smoking policy guidelines:
    • With the exception of specifically designated smoking areas, the Beach Villa campus is NON-SMOKING/NON-VAPING.
    • No smoking/vaping inside any room/suite, on or within 20 feet of porches, entrances, or at pool area.
    • There is NO Marijuana smoking/vaping anywhere on site.
    • Dispose of all cigarette butts in appropriate receptacles - Do not throw cigarette butts on the ground.

Pet Policy:

• • Pets are allowed in certain suites and ONLY prior to Memorial Day weekend and after Labor Day weekend.
    • Please contact us for specifics on our Pet Policy prior to or at booking.  Please pre-register your pet at the time of booking.
