Important Information:

• • With the exception of specifically designated smoking areas, the Beach Villa campus is NON-SMOKING.
  • All units (except Penthouse Suite) are offered fresh towels and light housekeeping daily.
  • 2-night minimum stay during Peak and Off-Peak Seasons. (1-night stay - If available add $10.00 to rates)
  • Some of the largest suites are rented "by the week only" and are "Saturday to Saturday" during peak season.
  • Please note:  Pets are ONLY allowed during specific dates.  Please see Pet Policy below.

Deposits:

• • 30% deposit required for all units.
  • Return guests (5 nights or longer) are able to reserve same suite and days for following season with a $100 down payment as early as checkout, with remainder of 30% deposit due by December 1st.

Cancellation Policy:

• • 60-day cancellation notice required for Penthouse Suite to receive deposit (minus a $100.00 cancellation fee).
  • 30-day cancellation notice required for all 2 & 3-bedroom units to receive deposit (minus a $100.00 cancellation fee).
  • 7-day cancellation notice for Villa Suites to receive deposit (minus a $50.00 cancellation fee).
  • Failure to comply with cancellation policy will result in no refund on deposit.

Check-in and check-out times:

• • Villa Suites and Standard 2-Bedroom and 2-Bedroom Deluxe Units: Check-in 2pm, Check-out 11am
  • M3, M5, M7 and LS1 & LS2: Check-in 3pm, Check-out 10am
  • 16 Imperial - Penthouse Suite: Check-in 4pm, Check-out 11am

Parking:

• • (1) One parking space per Villa Suite, standard (C2-6) or deluxe 2-Bedroom suites (M6 & M14).
  • (2) Two parking spaces for M3, M5, M7, LS1 & LS2.  (2nd space is located in secondary lot).
  • Up to (3) Three parking spaces for Penthouse Suite - Private driveway - cars parked back-to-back.
  • If an additional parking space is needed - rate is $15/night and subject to limited availability.  We suggest pre-booking additional spot.  Additional parking options are available in town's Municipal Parking Lot if needed.
  • Oversized vehicles may be directed to our secondary lot featuring larger parking spaces.

Smoking Policy:

• • In an effort to accommodate everyone's enjoyment here at the Beach Villa as well as to comply with Maine smoking regulations, we ask that you follow our smoking policy guidelines:
    • With the exception of specifically designated smoking areas, the Beach Villa campus is NON-SMOKING/NON-VAPING.
    • No smoking/vaping inside any room/suite, on or within 20 feet of porches, entrances, or at pool area.
    • There is NO Marijuana smoking/vaping anywhere on site.
    • Dispose of all cigarette butts in appropriate receptacles - Do not throw cigarette butts on the ground.

Pet Policy:

• • Pets are allowed in certain units and ONLY during part of Value Season - specifically prior to Memorial Day weekend and after Labor Day weekend.  Please contact us for specifics on our Pet Policy prior to or at booking.  Please pre-register your pet at the time of booking.
